Q: How do I find foreclosed properties?
A: The public version of the search does NOT have a field to select only foreclosed properties. Only real estate agents have that ability. Despite that, keep in mind that foreclosures will almost always be the least expensive property in any search or neighborhood. In fact, would it even matter to you if a person was selling their non-foreclosure home (in a retail sale) for less than a foreclosed property? Probably not. You should just care about the price of the home relative to condition. Also, the MN MLS is not 100% in terms of foreclosure data. Many agents do not fill in that field properly or at all. It is an optional field.
Q: Why do I need to sign into your home search system to see the full address of the home?
A: This is a security procedure to insure that only our customers are using the tool. In the past, other agents or other non-agents would “scrape” the data from real estate agent sites and then display this data on their own websites. Unfortunately, this process could create inaccuracies in the illegitimate sites, not to mention that Realtors pay fees to display the search results on their sites. These other websites were getting the data for free by essentially stealing it.
Q: What do you do with my name when I register on your site?
A: We do not sell or give away your information. We may contact you in the future to see if you need any additional help in your property search. If you do not want to speak to us or correspond with us, that’s OK. We hope that if you need help in the future, you will think of us.
Q: Can I have this website send me updated property listings as they hit the market?
A: Yes, you can save a search. Once you have registered and signed in, select “New Search”. Configure your search to give you the results that you are looking for. Then click on “Save This Search”. That will allow you to name your search (you can have multiple ones running). Click on what type of email notifications you would like, how you want the results sorted, and how many listings to show per page. Then click Save. Now all updates and new listings that hit the market will be sent to your email automatically. How nice is that!
Q: What if I forget my password?
A: Click the Login button and the select the lost password section. Once you enter your email address, your password will be sent to you.
Q: Is there any way to know if the home is a short sale?
A: There is no definite way using the public search. Agents do have that information in a database field. Alternatively, you can watch for key words or phrases in the public remarks that may give you a hint such as: “Subject to 3rd party approval”, “Subject to bank approval”, “Lender Mediated”. These are usually a sign that a listing is a short sale.
Q: What if I want more information about a property on your site?
A: You can either contact me directly using any methods on my “About Us” page or you can click on the “Inquire about this Listing” link on the property details page and that will send me a email with both the house that you are looking at as well as your question.
Q: How often is the data updated on the MLS in Minnesota?
A: All the data on this site is real time. In other words, as soon as someone enters a new property or changes something, you will see it. Other sites such as Yahoo, Zillow, Trulia and others actually receive updates from the NorthStar MLS every night. So the data you are seeing on those other non-Realtor sites could be up to 24 hours old!
Q: A home that I was interested in is no longer showing up in my search. Where did it go?
A: Most likely one of a couple things happened. The property may have been sold or is “pending”, which means that the seller has an accepted offer, but is waiting to close. The listing has expired or simply ran out of time and no one bought the house. The listing may have been canceled by the seller. Or, the home may have been changed to a TNAS status, which stands for Temporarily not available for showing. This can happen when the seller doesn’t want any showings such as over a holiday, when they are moving, or when they are making updates to the house.
