Why is the MLS Listing Wrong?

It is just the old saying says:  “Garbage in, Garbage out”.  Unfortunately, many real estate agents just don’t understand how to input information into the MLS for investment properties.  This is especially true with multi-family listings.  Many real estate agents do not put rent amounts, correct bedroom counts, and correct expense information into the MLS listings.

You should plan to find out what the typical rents and expenses are for a property in your search neighborhood and use those numbers in your analysis.
