Listing Manufactured Homes On Northstar MLS

The recent addition of the “Manufactured Home Yes/No” field makes it easier to identify manufactured homes on the MLS. The following Q & A is a quick guide for agents listing manufactured homes:

What defines a home as “Manufactured” for the purpose of NorthstarMLS?
A manufactured home has a HUD ID number (for each section of the home). This is a serial number assigned by HUD that can be found on a metal plate affixed to the outside of the home (also listed on the Data Compliance Certificate). Manufactured homes are built entirely in the factory and constructed to HUD codes.

Should I identify a Modular Home as “Manufactured”?
For the “Manufactured Home Yes/No” field, select “No.” Modular homes are built to local, not HUD standards and therefore do not have a HUD ID number. If you wish, you may identify it as a Modular Home in the Remarks fields or supplements.

What if I am listing a Mobile Home?
Mobile homes are not allowed to be listed on NorthstarMLS. To be listed, a home must be permanently attached to the land. If you are listing a parcel of land that has a mobile home on it but no permanent structure, it must be listed under the Lots & Land property type.
